In today's market, most small multifamily properties trade in a mid- to high-single-digit cap rate range, depending on location, condition, and upside. 2-unit properties in stronger neighborhoods often trade closer to 6–7%; 3–4 unit properties may trade slightly higher, especially when there's operational upside. Cap rates meaningfully above market usually rely on aggressive rent assumptions or understated expenses—that's a red flag.
